Inspection & Compliance for Your Commercial Sprinkler System

Our team can also undertake 25-year inspections of your existing sprinkler system pipework and evaluation and functional testing of your sprinkler heads in accordance with Annex K of BS EN 12845.  After 25 years, your sprinkler system should be inspected. Our process involves thoroughly flushing out and pressure testing your pipework, and inspecting for corrosion, deterioration, and any foreign objects or blockages.  Any defect that might affect your system’s performance should be eliminated. Sprinkler heads will be removed from operation, evaluated, and tested for performance, along with sections of pipework, by the independent, not-for-profit market-leading laboratory at the Fire Protection Association (FPA).

Commercial Sprinklers may be installed as an insurer requirement, for business continuity and/or property protection measures.  They can also be installed to compensate for Building Regulation deviations, such as lower limits on fire compartmentation, or to satisfy a Building Regulations requirement due to the premises’ floor area.

What Are the Types of Sprinkler Systems?

Wet Type System: A network of pipes and closed/sealed sprinkler heads, which is fully charged with water. Ideal for indoor applications and in temperatures above 4°C year-round, or suitably protected against frost damage if in cold rooms or freezers.

Dry Pipe System: Closed sprinkler heads and a network of pipes, which are charged with air. Used where freezing water may be an issue, such as car parks or unheated areas.

Deluge System: Open-type sprinkler heads that deliver water to all heads simultaneously upon activation. Suitable for exposure risks that may radiate heat and fire from one property to another when situated too close.

Pre-Action System: A combination of Wet & Dry Pipe Systems for areas at high risk of water damage, such as data centres or cold stores. The pipes are charged with air until a fire is detected electronically by a smoke/heat detector (Type A). Once a fire is detected, the pipework is charged with water, ready for a sprinkler head to be activated and deliver water to the area. Type A requires both fire detection and sprinkler activation, whereas Type B pre-action system operates either by electronic fire detection or activation of a sprinkler head.

Ceiling & In-Rack: Suited for warehousing environments with palletised rack storage methods at roof or ceiling level and supplemented with intermediate fire sprinkler protection within the rack storage.
